- Review and complete any further analysis, review of base building conditions in the existing space and any options for relocation
- Consultation with Tenant, not limited to, however, including:
- Selection of construction materials
- Scheduling
- Building systems and equipment
- Alternate materials and construction methods
- Value engineering options
- Provide and maintain construction and master project budgets.
- Prepare and qualify Contractors bid lists.
- Provide coordination and site access for Consultants work.
- Update preliminary project schedules created in site/space selection phase.
- Update detailed project schedule and budgets as project progresses.
- Coordination with Project Team for installation of non-direct construction items with project schedule (i.e., furniture, security, servers, telephone switch).
- Review and award all construction contracts with Project Team.
- Each Subcontractor is provided with a detailed contract tied to the schedule. In addition to the construction document, Alps' subcontracts include any special items, scope added or changed or not clear on the construction documents.
- Secure building permit.
- Review the need for any bonding of contractors.
- Provide administration of construction contracts.
- Provide records for contractors insurance.
- Provide weekly updates or facilitate a weekly meeting for the project. Alps prepares an outline and minutes of the meetings. Alps also will provide an update on all project submittals, approvals and lead times.
- Monitor OSHA safety compliance. Review site for unsafe materials and construction methods and abate
- Review Subcontractor draw requests and prepare to submit to Project Team.
- Review project site logs and provide action as needed.
- Prepare and submit any Change Orders to client before work is completed.
- Continuous review of quality of work.
- Insure and maintain a clean, safe work site.
- Continually protect the building, building systems and existing building tenants.
- Review and insure a completed Punch List.
- Submit final payment request package with sworn contractors’ statement and final lien
waivers from Alps and Subcontractors.
- Assemble and submit to Tenant and Landlord:
- As-Built Drawings
- Product Manuals
- Warranty Information
- Set up any necessary contracts for:
- Preventative materials
- Warranty enforcement
- Coordination of any warranty work during the warranty period.
- Continue our relationship with Tenant going forward.
